The Shoppes at Brentwood Hills is a 166,000-square-foot retail development prominently positioned in a progressive, growing community south of Nashville. Anchored by a Target store, the complex also features a number of local and national restaurants and retailers, accompanied by more than 850 parking spaces. Gresham Smith provided all rezoning, site planning, design and permitting services for the project on behalf of our long-time client, GBT Investments, Inc.

Two unrelated issues in the early stages had the potential to shelve the project altogether. The rezoning of the site, which is situated adjacent to Interstate 65 and one of Nashville’s main arteries, was a hotly contested issue. To ease the zoning process and potential congestion for the development, Gresham Smith worked with the Tennessee Department of Transportation to adapt nearby roadways to increased traffic levels.

At the same time, it was determined that an existing tributary that ran through the site would need to be relocated to allow the development of the retail center. Gresham Smith engaged in permit negotiations with the U.S. Army Corps of Engineers, the State of Tennessee and Metro Water Services. The resulting relocation and stream mitigation has been sited as a model project by the Tennessee Department of Environment and Conservation (TDEC). The final Aquatic Resource Alteration Permit (ARAP) issued by TDEC was successfully closed in January 2012 after successful completion of the required monitoring for the stream relocation.
