Originally constructed in 1909, the American Trust Building at 301 Union Street is one of the most iconic historical buildings in downtown Nashville. In an effort to capitalize on the charm of a historic building close to many popular tourist destinations, Hotel Indigo commissioned Gresham Smith to renovate and convert the space into a hip, boutique-style hotel with complementary retail space. Our design solution included a full renovation of the 301 Union Street building and, in order to accommodate and support the hotel’s operational needs, an interior renovation of four vacant floors in the adjacent 315 Union Street building. To maximize square footage, we relocated an existing corridor and constructed a new stairwell that resulted in a 10% increase in usable space; mechanical systems were housed in a rooftop penthouse, eliminating the need on each floor; and a former bank vault was converted into housekeeping storage to maximize the space in the basement. The result is a 15-story, 100,296-square-foot, 97-room boutique hotel.
The Gresham Smith design team incorporated and rehabilitated as many historic features of the property as possible, including original terrazzo floors in many guest rooms. The refreshing hotel features an art gallery-style entrance, popular restaurant and bar. With intriguing cool colors, hardwood flooring, plush bedding and spa-inspired showers, the hotel features 139 daylight-filled guest rooms boasting as much as 760 square feet each.
