When Beazer Homes looked to construct 115 new homes in historic Nolensville, Tennessee, they called on Gresham Smith to help plan the 70-acre site off of Rocky Fork Road. Continuing our multi-year relationship with the client, Gresham Smith’s team of surveyors, civil engineers and landscape architects helped rezone the property for development before creating a site plan that accommodates multiple lot types while capitalizing on the land’s existing character and wetland features. This Nolensville community offers all the best of small-town living just minutes away from nearby Nashville.

Getting in the Zone
Nearly 90% of the project’s land was outside of the Nolensville Town Limits, so our team worked with the city to annex and rezone the property. The area was eventually deemed a suburban residential zone with a planned unit development overlay, which meant we could move forward with Beazer Homes’ subdivision.Keeping the Character
Our layout for the neighborhood capitalizes on the land’s existing character, incorporating ponds, wetlands and a stream. Not only do the natural elements add interest, but they also minimize the amount of earthwork required and the amount of permitting needed, as well as offer additional options for stormwater management.
Three Phases, One Neighborhood
Lochridge Subdivision includes two types of properties. Standard suburban homes with larger lots were completed during phase one, while homes on smaller lots with rear-entry garages were constructed during phase two. We incorporated continuous sidewalks, a central amenity area and cohesive landscaping to tie the phases together.Project Contact
