When GBT Realty sought to transform an underutilized urban site just outside of downtown Nashville, they called on Gresham Smith to lead a re-zoning effort to gather input from the city and community to create a solution for the highest and best use of the site. After many months of open forums, a dual tower with a modern, elegant mixed-use design won out. Parke West brings retail, hotel, residential, parking and new green space to an underserved location near I-440.

Blending Modern and HistoricSituated along the edge of the I-440 ring and West End, the 210-unit Parke West residential tower seeks to blend the materiality and scale of the modern, glass and metal high-rises of downtown with the traditional limestone and masonry low-rise architecture found in West End’s historic neighborhoods. The design breaks down the scale of the development into several differently scaled towers to help define and relate to architecturally significant spaces, offering an identity to individual portions of the development.
Activated by a PlazaA hallmark of the development is a plaza between the residential and hotel towers, bordered by retail that brings a respite from the busy corridor nearby. Intentionally set back from the street, the plaza brings an open green space, serving the adjacent developments as well as the community. Parking was built below grade to allow for the breakdown of scale and division of the towers at the ground floor.
Combining Proximity and AmenityThe lobbies for both the hotel and residential tower will be set back, allowing for a more intimate, concierge experience away from nearby busy streets. The amenity level offers views over the tree-lined neighborhoods of West Nashville as well as views of bustling downtown. A marriage of prime retail, hotel and state of the art amenities, including a fitness center and swimming pool, make this a destination for the discerning renter looking for the best of proximity and amenity.
Construction is slated to be completed in 2022.
