The Waverly is a mixed-use development consisting of high-end apartments and retail space in the heart of Nashville’s thriving 12 South district. Gresham Smith was solicited by Towery Development to provide civil engineering and landscape architecture services for the 13,600-square-foot urban infill project, along with permitting and zoning assistance.

Progressive Techniques and Cost Savings

The site was originally designed and approved using conventional stormwater management techniques, including underground detention and a stormwater quality treatment unit, which proved to be cost prohibitive. Gresham Smith civil engineers were challenged with redesigning the site using low impact development (LID) techniques such as pervious paving and urban bioretention to address stormwater management, resulting in a substantial cost savings to the client while meeting stringent regulatory requirements.
