Martin Corner, a multi-phase, mixed-use development in historic East Nashville, is the first private, comprehensive development plan dedicated to enhancing the revitalization and livability of a once largely abandoned and neglected four-acre section of the city. The mixed-use development provides neighborhood amenities, commercial office space and housing options that complement and enhance the adjacent Five Points retail district.

Phase 1 of the development was implemented prior to Gresham Smith’s involvement, and upon completion, the developer sought our comprehensive master plan expertise for the remaining phases. For Phase 2, our teams designed the award-winning 37206 Building, which includes first floor retail and office space and second and third floor one- and two-bedroom condos. The third phase, or MC3, consists of three buildings, each comprised of 20 units that surround a central, private courtyard. Housing for the second and third phases was designed to vary by type, style and price points, along with the opportunity to purchase or lease. For Phase 4, we provided conceptual design, planning and civil engineering services to restore a 3,500-square-foot retail space in a historic building.

This unique mix of homes, restaurants, and office and retail space provide high-quality, innovative housing and services close to downtown Nashville. The development rehabilitated a formerly blighted area and created a sense of place and vitality, complementing the character and historic fabric of the surrounding neighborhood.
